What happened
Renters allege that RealPage, Inc. and many large apartment landlords and property managers shared nonpublic, competitively sensitive pricing and occupancy data through RealPage's revenue management software (LRO, YieldStar, and AIRM), and used the software's pricing recommendations to raise rents above competitive levels, in violation of federal antitrust law. Forty-one landlords and property managers settled in two sets: Set 1 (26 settlements, $141,800,000) and Set 2 (11 settlements, $218,125,000).
The Settling Defendants deny any wrongdoing, and the Court has not decided who is right. In addition to the cash payments, they agreed not to give nonpublic data to RealPage for competitor pricing recommendations, not to use RealPage software that relies on nonpublic competitor data to set rents, and to cooperate with plaintiffs. The case continues against RealPage, Inc. and the remaining non-settling defendants, including Essex Property Trust, Independence Realty Trust, Morgan Properties, UDR, ZRS Management, and Thoma Bravo entities.
How to file a claim
-
1. Confirm your property is on the list
Check the Property List on the official settlement website to see whether the multifamily property you rented was licensed for RealPage's LRO, YieldStar, or AIRM software, and confirm you paid rent directly to the owner or manager between October 18, 2018 and November 21, 2025.
-
2. Gather your rental records
For each eligible address, you will need the full address and unit number, lease start month and year, monthly rent, and number of months leased. Supporting documentation is generally required for at least one month at each address, such as a lease, renewal letter, rent ledger, move-in or move-out statement, portal payment confirmation, bank statement, canceled check, or money order receipt. If the Administrator pre-populates your claim with rental data, documents may not be needed at submission.

Where the money is going
The 37 settlements with 41 Settling Defendants total $359,925,000 in cash and are non-reversionary, so no money returns to the defendants. The Court awarded attorneys' fees, litigation expenses, a future litigation expense fund, and service awards from the fund on October 15, 2026, and notice and administration costs are also paid from it. The rest is divided pro rata among Authorized Claimants based on rent paid at qualifying properties, weighted by an estimated market-specific overcharge of 2% to 13%.
Fees, expenses, and service awards were awarded by the Court on October 15, 2026, plus interest earned. Notice and administration costs will further reduce the amount available. Individual payments are pro rata based on rent paid and estimated overcharges, with a $10.00 minimum initial payment, so the amount per renter is not known and no amount is guaranteed. Any money left after redistribution goes to a court-approved nonprofit.
Common questions
How much money will I receive?
It depends on how much rent you paid at qualifying properties during the class period, where those properties are located, and how many valid claims are filed. Your rent is weighted by an estimated market-specific overcharge (2% to 13%, or a 2% baseline for markets without a specific estimate), and the Net Settlement Fund is divided pro rata. Anyone whose share would be under $10.00 receives a $10.00 minimum initial payment. No per-person estimate has been published.
Do I need to submit proof of purchase?
Generally yes. You must list each eligible property, your lease dates, and monthly rent, and provide documentation for at least one month at each address showing you personally paid rent, such as a lease, rent ledger, renewal letter, bank statement, or payment confirmation. If the Settlement Administrator has pre-populated your claim with rental data, documents may not be required at submission. Get claim instructions directly from the settlement website.
What if I didn’t receive a notice?
You can still file a claim even if you did not receive a notice. Check the Property List and get claim instructions from the official settlement website at RealPageRentalSettlement.com, or call the Settlement Administrator at 1-888-995-4213.
Does staying in the class affect my right to sue later?
Yes. The opt-out deadline was September 22, 2026, and the Court granted final approval on October 15, 2026. Class members who did not opt out release their claims against the 41 Settling Defendants whether or not they file a claim. Claims against RealPage, Inc. and the other non-settling defendants are not released, and the case against them continues.
When will payments be sent out?
No payments are being made at this time. Because the case continues against RealPage and other defendants, the money may stay on deposit and be distributed later, possibly in a single distribution with any future settlements. Filing a claim by January 29, 2027 is the only way to receive a payment from these settlements.
