Do you qualify?

You are a Class Member if ALL of the following apply:

  • You were a tenant of an Unlicensed Property, meaning a residential rental in a Maryland jurisdiction that required a rental license but did not have one.
  • Hunter Warfield sued you in a failure-to-pay rent case, or directed other collection efforts at you, over Unlicensed Rent within one year of the lawsuit's filing.
  • No claim form or proof is needed. One payment goes to each Household (each unique leased unit on the Court-approved class list). Use the Notice ID and PIN from your notice to update your address online.
  • Excluded: Anyone who requested exclusion by the July 27, 2026 deadline. If any member of a Household opted out, the whole Household receives no payment.

Not sure if you qualify? Write to Blizzard Settlement, c/o Settlement Administrator, P.O. Box 23668, Jacksonville, FL 32241-3668, use the email link on the settlement FAQ page, or visit HWISettlement.com. Class Counsel Ingmar Goldson can be reached at (240) 780-8829.

What happened

The lawsuit alleges that Hunter Warfield, Inc. engaged in debt collection and related conduct toward Maryland tenants, including filing failure-to-pay rent cases, to collect rent for periods when the rental properties allegedly lacked the rental license required by the local jurisdiction. Under the settlement, each eligible Household receives a flat payment.

Hunter Warfield denies any wrongdoing or liability, and the Court has not decided who is right. The parties agreed to settle to avoid the cost, risk, and delay of continued litigation. Hunter Warfield pays attorneys' fees, service awards, and administration costs separately, so they do not reduce the $350 Household payments. The settlement resolves only the claims against Hunter Warfield; the lawsuit continues against other defendants.

How to file a claim

  • 1. Confirm you are eligible

You are a Class Member if you rented an Unlicensed Property in Maryland and Hunter Warfield sued you for unpaid rent or directed other collection efforts at you over Unlicensed Rent within one year of the lawsuit's filing. Class Members were identified from Hunter Warfield's records and mailed a notice.

  • 2. Understand your payment

Each eligible Household receives one $350 payment if the Court approves the settlement. A Household is each unique leased unit in Hunter Warfield's records and the Court-approved class list. Every qualifying member of the Household must stay in the settlement for the Household to be paid.

  • 3. Keep your address current

No claim form is required. Checks are mailed to the address where your notice was sent, so update it if you have moved. Use the online address update form with the Notice ID and PIN on your notice, or email the Settlement Administrator (address on the FAQ page) with "Change of Address" in the subject line, or mail your full name, previous address, current address, and Notice ID to Blizzard Settlement, c/o Settlement Administrator, P.O. Where the money is going

There is no single settlement fund amount stated. Instead, Hunter Warfield will pay $350 to each eligible Household, and it pays attorneys' fees, service awards, and settlement administration costs separately, so those amounts do not reduce Household payments.

Payment per eligible Household $350
Attorneys' fees and costs requested (paid separately) $75,000
Service awards (2 class representatives, paid separately) $5,000 each
Settlement administration costs (paid separately) To be set by Court

All amounts listed above are pending and subject to final court approval at the Final Approval Hearing. The Court may award less than the amounts requested. Checks not cashed within 120 days will be donated to Civil Justice, Inc.

Common questions

How much money will I receive?

Each eligible Household receives one $350 payment if the Court approves the settlement. Attorneys' fees and other costs are paid separately by Hunter Warfield and do not reduce this amount.

Do I need to submit proof of purchase?

No proof or claim form is required. Payments are based on Hunter Warfield's records and the Court-approved class list. You only need to make sure the Settlement Administrator has your current mailing address.

What if I didn’t receive a notice?

Class Members were identified from Hunter Warfield's records. If you believe you qualify but did not get a notice, or you have moved, write to Blizzard Settlement, c/o Settlement Administrator, P.O. Box 23668, Jacksonville, FL 32241-3668 with your full name, previous address, and current address, or use the contact options on HWISettlement.com.

Does staying in the class affect my right to sue later?

Class Members who did not exclude themselves by July 27, 2026 cannot sue or join another lawsuit against Hunter Warfield over the legal issues in this case and are bound by the Court's orders. The settlement does not resolve claims against the other, non-settling defendants.

When will payments be sent out?

Checks are mailed after the Court grants final approval and any appeals are resolved. Appeals could add a year or more. Checks must be cashed within 120 days of their date.
